Access Statement for The Oak Inn, South Brent, Devon

 

Introduction

The Oak Inn is a high quality village inn which has just been fully refurbished to a high standard throughout and now offers bar, restaurant, function and accommodation facilities. There are 5 guest bedrooms, all of which are en-suite and located on the first floor, together with the breakfast / function room.

 

The bar, restaurant and covered courtyard area are all situated on the ground floor and can be accessed via a paved ramp to the side of the property. Disabled WC facilities are also located on the ground floor off of the restaurant area.

▪We are located in the village centre with local shops and a convenience store less than 100 metres away.

▪There is a bus stop approximately 10 minutes walk away with an hourly service to Plymouth or Torquay (via Totnes and Paignton).

▪The nearest train stations are at Ivybridge (6.8 miles) or Totnes (7.6 miles), a drive of approximately 10 to 15 minutes.

▪There are a number of local taxi services. We will be happy to supply contact numbers if required.

▪Nearby towns include Ivybridge (6.8 miles), Totnes (7.6 miles) and Buckfastleigh (4.9 miles).

 

Arrival & Car Parking Facilities

▪Please advise us of your anticipated time of arrival so that we can be sure we are available to welcome you.

▪We do not have our own car park.

▪Parking is available on the street just outside the pub.

▪Free parking is also available in the main village car park, 50 metres further along Station Road.

▪On arrival we suggest guests pull up outside our front entrance to unload luggage before parking their car.

▪We will be happy to assist with luggage if this is required.

▪If for any reason the pub is closed on arrival please ring the doorbell located 140 cm up on the right hand side of the door frame.

▪Our phone number is displayed above the front door on the hanging sign.

 

Main Entrance and Reception

▪There are two main ways to gain access to the Inn – via the front doors or by the ramp to the side of the building.

▪All access routes into the building are well lit.

▪The front entrance to the building has two irregular steps from the pavement leading up to the front door and a kerb at the junction of the pavement and road.

▪There are grab rails located either side of the steps.

▪The steps are not uniform, the first being 12 cm tall and the second 14 cm tall.

▪The steps are 118 cm wide.

▪Access into the building is through double doors 118 cm wide into a small carpeted lobby area.

▪Access to the main bar area is through a further set of double doors 135 cm wide.

▪Flooring in the bar area comprises altro around the bar with short pile carpet to the other areas.

▪Alternatively there is another access into the building located to the side of the property.

▪This comprises a gentle paved slope into a courtyard area.

▪From the courtyard there are double doors each 93 cm wide giving access into the restaurant.

▪Flooring in the restaurant is dark wood effect laminate with a rubber backed mat just inside the doors.

▪Access into the main bar area is via a contrasting coloured ramp which is 88 cm wide at the narrowest point.

▪On arrival guests are required to complete our registration form in the bar area where comfortable seating is available.

 

Public Areas – Hall, Stairs, Landings and Corridors

▪All the guest bedrooms are located on the first floor, together with the breakfast room.

▪All public areas and stairs on the first floor have a good quality short pile carpet as the floor covering.

▪All toilets and bathrooms have commercial grade altro non-slip, chemical resistant flooring.

▪Access to the first floor is through a fire door from the bar area into a small lobby with original Victorian floor tiles.

▪From the lobby there are carpeted stairs leading to a first floor landing.

▪There are 13 stairs leading to a half landing with a turn through 90 degrees through the top 3 stairs.

▪There are then a further 3 stairs up to the first floor landing.

▪There is a handrail on the right hand side of the stairway at a height of 78 cm.

▪There is a fire door at the top of the stairs leading onto the main landing.

▪The breakfast room and the guest bedroom corridor both have level access through modern fire doors from the main landing.

▪There is a short corridor from the landing to the main bedroom access corridor.

▪There is a unisex toilet on the left hand side of this corridor.

▪At the end of this corridor there are two steps down into the main bedroom access corridor.

▪The first step is 15 cm high and the second is 17 cm high. Both are 23 cm deep and 90 cm wide.

▪There is high visibility nosing on both steps.

▪There is level access to bedrooms 2, 3 and 4 from the main bedroom access corridor.

▪The entrance to bedroom 1 is up two steps to a small lobby area.

▪Steps are 17 cm and 15 cm high with high visibility nosing on each step.

▪Both steps are 28cm deep and 86 cm wide.

▪The entrance to bedroom 5 is also up two steps to a small lobby area.

▪Steps are 17 cm high with high visibility nosing on each step.

▪Both steps are 29cm deep and 90 cm wide.

 

Public WCs

▪There is pictorial signage on all WC’s.

▪The ladies and gents toilets are located on the ground floor and accessed from the ramp between the bar and restaurant.

▪All public toilets have commercial grade non-slip altro flooring.

▪The toilets on the ground floor level all have automatic lighting which is linked to a movement sensor activated upon entry.

▪All doors are modern fire doors.

Gents

▪The door to the gents is 72 cm wide.

▪The gents has 2 urinals at a height of 63 cm, 1 cubicle with a WC with seat height of 41 cm, a hand wash basin at a height of 84cm and a hand dryer at a height of 120 cm.

Ladies

▪The door to the ladies is 72 cm wide.

▪There are two cubicles with a door width of 67 cm, each containing a WC with a seat height of 41 cm.

▪There is a vanity hand wash basin at a height of 84 cm and a hand dryer at a height of 120 cm.

Disabled

▪The disabled toilet is accessed via level access from the restaurant with contrasting floor colours.

▪The door into the disabled toilet is 87 cm wide and opens outwards

▪There is a grab rail on the back of the door at a height of 71 cm.

▪The disabled toilet is a unisex facility.

▪There is contrasting colour between floors and walls.

▪The WC has a seat height of 41 cm.

▪There is an emergency pull chord located to the left of the WC.

▪The room measures 2.26 m by 2.02 m.

▪There is a low horizontal grab rail to the left of the WC, a vertical grab rail to the right and a pull down rail also on the right hand side.

▪There are two sinks, one at a height of 66 cm and the other at a height of 76 cm.

▪Both sinks have a vertical grab rail on either side.

▪Hot water is thermostatically regulated to prevent scalding.

▪There is a hand dryer at a height of 90 cm.

▪There is also a baby change station located in the disabled toilet at a height of 80 cm.

First floor unisex toilet

▪The door to the unisex toilet is 72 cm wide.

▪There is a single WC with seat height of 41 cm and a hand wash basin at a height of 81cm.

 

Public Areas – Bar, Restaurant and Function Room

▪The bar and restaurant are located on the ground floor.

▪Lighting in all areas in good with a combination of natural light and modern controllable wall and ceiling lights.

▪All doors are modern fire doors.

▪Access between the bar and restaurant is by a gentle ramp with contrasting coloured altro floor covering which is 88 cm wide at the narrowest point.

▪Flooring in the restaurant is dark wood effect laminate.

▪Flooring in the bar area is altro around the bar with short pile carpet to the remainder of the floor area.

▪The function room is located on the first floor.

▪Floor covering is good quality short pile carpet in the function room.

▪Special dietary requirements can be catered for with prior notice.

▪Menus can be provided in larger print by prior arrangement.

▪The building is strictly no smoking throughout.

▪High chairs are available on request.

▪Waitress service is available throughout the service areas.

Restaurant

▪Temperature in the restaurant is controlled by air conditioning.

▪The restaurant can seat up to 46 people for dining.

▪Chairs are high backed wooden chairs, all without arms with a padded seat at a height of 48 cm.

▪Tables are solid wood with a leg at each corner and are movable to allow larger parties to sit together.

▪There are 12 tables suitable for 2 people measuring 69 cm wide by 69 cm long by 74 cm high.

▪There are 4 tables suitable for up to 4 people measuring 69 cm wide by 122 cm long by 74 cm high.

▪There is 1 table suitable for up to 6 people measuring 90 cm wide by 150 cm long by 76 cm high.

Bar

▪The bar can seat up 43 people.

▪There are 7 rectangular tables. 4 tables suitable for up to four people measure 80 cm wide by 120 cm long and 70 cm high, 2 tables suitable for up to 4 people measure 68 cm wide by 122 cm long by 71 cm high and 1 table suitable for up to 8 people measures 80 cm wide by 170 cm long and 70 cm high.

▪There are 30 captain’s chairs with padded seats at a height of 48 cm and 6 bar chairs with padded seats at a height of 78 cm, all without arms. There is also window bench seating with a seat height of 46 cm.

▪A round copper table measuring 60 cm in diameter and 70 cm in height stands in front of two leather armchairs each with a seat height of 41 cm.

Tables in the bar and restaurant are moved round as necessary so the arrangement above may change on occasion. Breakfast is usually served in the bar or dining room.

▪The L shaped bar is 106 cm high.

▪Food and drink may be ordered at the bar or via waitress service at the tables.

▪Lighting is via natural light, wall lights, ceiling lights, picture lights and spot lights.

Function Room

▪The function room is located on the first floor.

▪There are 30 leatherette high backed armless chairs with a seat height 45 cm.

▪The tables have an average table height of 73 cm.

▪Entry is via a level fire door which is 80 cm wide.

▪The lighting is via dimmable ceiling, wall lights, picture lights and natural lighting provided through 5 large sash windows.

▪The room is carpeted with the same short pile carpet as on the landing and stairs.

▪The heating is controlled via a wall thermostat.

▪Waitress service.

 

Laundry

▪We do not have laundry facilities available for public use.

▪We will, however, be happy to provide an iron and ironing board in the function room for guests use upon request.

 

Outdoor Facilities

▪To the side of the building there is a paved ramp leading up to a level, paved courtyard area.

▪The ramp doubles as an outside smoking area with four plastic seats.

▪The courtyard is covered with a glazed roof at high level.

▪There are iron gates at the bottom of the ramp which are never locked as they form part of a fire escape.

▪The area is well lit with floodlights, LED uplighters and an over door light after dusk. The courtyard can only be used until 10pm and the lights goo off at this time.

▪There are two wall mounted heaters.

▪There are four cast iron bistro tables at a height of 64.5 cm.

▪There are 12 cast iron seats at a height of 41.5 cm.

▪Cushions are available upon request.

 

Conference & Meeting Room

▪The function room doubles as a conference / meeting room.

▪For more details about the room please see above under function room.

▪There are 6 trestle tables measuring 183 cm long by 61 cm and 72 cm high which are often used in the room for these sort of events.

 

Bedrooms

▪All rooms are on the first floor and all are en-suite.

▪All the rooms have short pile carpet in the main room and altro flooring in the bathrooms.

▪All showers and baths have glass shower screens attached.

▪None of the rooms are suitable for wheelchair users.

▪All rooms have smoke detectors and fire alarm sounders linked to a modern fire alarm system.

▪All rooms have flat screen digital televisions with teletext, freeview and remote controls.

▪All rooms have ceiling, wall and bedside lights.

▪All rooms have hospitality trays, kettles, fridges, hair dryer and clock radio.

▪All beds are made using duvets with spare pillows and blankets in the wardrobes. Sheets and blankets can be made available on request,

▪Each room has a wardrobe, bedside cabinet, coffee table, seating for 2 people, dressing table with stool and a chest of drawers or tall boy.

▪All doors into the rooms and en-suites measure 76 cm wide.

▪All toilet seats are 42 cm high and all basins are 80 cm high.

▪A pressurised hot water ring main provides instant hot water – the water is very hot.

▪From the main bedroom corridor the fire escape is through the fire door, down the metal fire escape stairs into the courtyard to the side of the building and out onto the street.

Bedroom 1

▪King size four poster room with fully tiled en-suite shower bath which measures 60 cm high.

▪The bed height is 56 cm.

▪The overall bathroom size is 2.23 m by 1.7 m.

Bedroom 2

▪Twin room with en-suite bathroom.

▪There is a shower over the bath and the bath height is 52 cm.

▪The bed heights are 49 cm.

▪The overall bathroom size is 2 m by 1.67 m.

Bedroom 3

▪Double room with en-suite bathroom.

▪There is a shower over the bath and the bath height is 52 cm.

▪The overall bathroom size is 2 m by 1.67 m.

▪The bed height is 51 cm.

Bedroom 4

▪Double room with en-suite walk in shower with step up of 9 cm.

▪The overall size of the bathroom is 2.12 m by 1.67 m.

▪The bed height is 50 cm.

Bedroom 5

▪Twin room with en-suite walk in shower with step up of 9 cm.

▪The overall bathroom size is 1.86 m by 2.12 m.

▪The bed height is 51 cm.

 

Additional Information

▪We operate a no smoking policy throughout the building.

▪There is a smoking area to the side of the property.

▪There are fire extinguishers located in the bar, restaurant, function room and first floor corridors.

▪Fire alarm sounders and smoke detectors are located in all staff and public areas connected to a modern fire alarm system.

▪The fire assembly point is at the bottom of Station Road, outside the newsagents.

▪All escape routes are clearly marked with emergency lighting and modern signage.

▪If you feel you may need assistance in the event of evacuation please let us know on arrival.

▪All staff are trained in fire evacuation procedures.

▪Dogs are welcome on a lead in the main bar only.

▪Children are welcome.

▪Mobile phone reception is unreliable inside the building due to the thickness of the walls and the insulation.

▪A selection of leaflets about local attractions is available in the bar.

▪Routine and emergency procedures are displayed on the back of each bedroom door.

▪We reserve the right to move furniture around the building according to the needs of the business

Other Information

Hours of operation:

The Inn is can be open from 11 am to 12 midnight every day however during quieter times of the year shorter hours are adhered to and may be found on the inner front door and in the front window. If you require access after midnight please arrange with us beforehand.

There is a payphone at the bottom of Station Road opposite the co-op store, a walk of less than 100 metres.

Future Plans▪

▪We are looking into fixing hand rails over the steps in the guest bedroom corridor.

▪ To decide if provision of grab rails over baths in bedrooms 1, 2 and 3 are required and whether there need dt obe any rails in the showers of rooms 4 and 5.
